Flooring for Docklands homes
Our showroom is in Docklands, at 351 Docklands Dr, so this is the suburb closest to us. Most of the homes here are apartments in tall towers, and they come with their own rules about noise, lifts and working hours. We plan the job around those rules from the start.
The homes we see in Docklands
- Apartments in high-rise towers, from small one-bedroom units to large corner apartments. The floor is almost always a concrete slab.
- Waterfront apartments, where big windows bring in strong sun and the floor needs to cope with light and the odd spill.
- A smaller number of townhouses, where the floor can be laid the way it would be in any other house.
Building rules and access in Docklands
- Most towers ask the owner to get written approval from the owners corporation (body corporate) before any new floor goes in. We can give you the product details they ask for.
- Service lifts and the loading dock usually have to be booked, and deliveries are limited to set hours. We plan delivery and work around the booking.
- Noisy work is only allowed in set hours, so a floating floor (hybrid or laminate) is often the easier choice because it makes less noise than a glued or nailed floor.
- Many buildings ask for an acoustic rating on the new floor. Read our guide to flooring for Docklands apartments for what the ratings mean.
Floors that suit Docklands apartments
- Nouvelle Acoustic hybrid
An acoustic hybrid plank. It suits apartments, where the floor has to stay quiet for the neighbours below.
- Coastline 190mm engineered timber
Real timber on top with a wide plank, for owners who want the look and feel of a timber floor.
- Laminate flooring
A hard-wearing timber-look floor that is quick to install. See the full laminate range.
